not a good idea I would not want to deal with you since you know diddly about home improvement and that is where your business makes the money is knowing what is what. you cant hire someone do do estimates or explain why this needs to be done this way… if you go that way then you may has well file for bankruptcy now… I don’t meant to dash your hopes but try to take some courses and know the business… there is money to be made in this business but you need to what you are talking about when it comes to estimates…

It is very possible. You may lose some money at the start; you’ll have to lose some money so you can keep your prices down and gain customers. The plumbing company I was working for was started in that particular manner and is now making quite a bit of money. However, you may want to step up from home improvement to something more on a large scale. Also, you may have some troubles finding a subcontractor who won’t screw you over. Good luck!

you may not have a choice but look at it this way if you take a 10 ,000 loan and use 2,000 and put the rest in the bank in a savings you will be earning interest on the money and start paying on the loan immediately, whatever your payments are–pay 1 payment 3 weeks in a row +$5.00 this will put you 3 months ahead in your payments and will always look good for your credit rating. sometimes equity loans are necessary so you might as well use them to your Advantage

You may be elibible for either a 2nd mortgage HELOC, or a refinance of your first mortgage. A HELOC is a Home Equity Line Of Credit. You would apply with a local bank or credit union. The minimum line is probable $10,000, but you only need to use as much or little as you need. You could pay this down, and then be able to reuse the funds again for other needs. This would be the cheapest short term option.
A Rate and Term refinance of your home would allow you to get up to $2000 back. If you were lowering your rate, this would be the way to go. Rates are currently running about 5.00% for a 30 yr fixed loan. This would make your payment $245.00. Of course you pay always pay as much more as you want and pay it off much sooner than 30 years. If you are not lowering the interest rate by atleast .50%, the fees on the refinance would be prohibitive and cost you way too much just to get $2000 back.

At big box stores you can find black insulation tubes– made to insulate refrigerated air condition piping I think. I would measure the pipe length– some good idea of the diameter then get the insulation and put it on the pipe. You may need some duct tape. This is safety for you. Now, measure for the type cabinet space– go to a big box store to get the cabinet– use a jig saw to cut out the place in the shelves for the pipe.
Be sure and measure how much you need to cut out– you can use paper and make a template– or one of those metal things that give you a negative and positive of a door jamb– This is definately a DIY thing– the hardest part probably will be finding the studs the cabinet will need for attachment. Cabinets and their contents are really heavy.

i did the exact same thing using Google Sketchup. it’s a very user friendly software that’ll let you draw in your floorplan. it’s a 3D program, so you can raise the walls of your floorplan, essentially reconstructing your current house. when you have done this, then you can start remodeling your home on the program to see what you like. you can take out walls, put in archways, change wall colors, put in wood flooring/tile/carpet, build a wet bar….. it’s endless. today i start framing my home addition, and i did everything (blueprints, elevation drawings, material take-off, new floorplan) from Sketchup. you can even set your geographical location, enable the sun option, and see where the sun will hit your house at different parts of the day on different parts of the year. my only suggestion is not to rush into any remodel until you have lived in the house for a while, and see what your dwelling needs really are. your priorities will change real quick. here’s the link:

It all depends on what type of structure you are talking about.

You could call a company and ask them what the approval rate is for people that have certain FICA score. I’m not sure that is what you are asking though.

Contractor license requirements vary from state to state. Some don’t require it, some require for jobs over a certain $ amount.

I wouldn’t be too confident in that liability insurance if you are doing work for which a license is required. I would imagine your policy has an exclusion for “illegal acts” which would be any job you did over your state’s $ licensing threshold.

Also, if you get caught contracting without a license, it could jeopardize your ability to get your contractors license.

Contact your state Contractors Board/Registrar/etc. to find out what the requirements are in your state – and then take care of business. Whatever money you “save” by not getting a license and posting a bond is really not worth the risk. In CA, unlicensed contractors face fines, jail, and civil judgments – the law states that homeowners don’t have to pay them AT ALL if they are doing work that requires a license. It’s just not worth it.

Here in the state of ct. if you get caught contracting without a licence. You go to Jail and you do not pass go and collect $200.00

@balaftuna just go with the fence and be done with it! It works, and there’s no reason for you to be dicking around stacking up pallets, filling in holes, etc. It only takes a few training sessions for your dog to realize that the fence means business and I PROMISE you, once the training takes effect he won’t even attempt to be digging holes near it. The dog and you will be much happier with a good invisible fence setup.

@crazy4honda The fence is something the dog can learn to avoid very easy. My female needed time. Mine has settings, a warning chirp, then a vibration, then the zap. The guy next door ended up getting the same one when he saw how free my dogs were. I bought the sportdog fence.

@crazy4honda Now I do kinda agree with those people on the bark shock collars. They have sonic devices that work well. Barking is what dogs do..just doesn’t seem right zaping them for it. My dogs kinda make me laugh when they put on their I’m a bad ass show lol. So it doesn’t bother me.

Kitchen, follwed by bathroom. Swimming pools aren’t a great selling point sometimes. Say the prospective buyers love the house and then see there’s a pool and either they don’t want the hassle of taking care of it or they don’t swim. Plus the insurance is sky high if you add a pool.

Kitchens seem to increase the value the most. Bathrooms run a close second. Third would be landscaping and curb appeal.

Stainless steel appliances, granite countertops and stone tile flooring in the kitchen are the most requested improvements on television. I would imagine they are the hottest improvements in today’s market.

This information comes from several shows on HGTV, TLC and the like. I love these shows and find them quite helpful!

You have a few options:

1st- Refinance your existing home loan and take the cash in hand to cover the expenses you will incur. Good part is this will give you the lowest possible rate, bad part is the fees for this transaction will be significantly higher than the other types. For instance, you may be paying $5k in closing costs to borrow $20k at a lower interest rate.

2nd- Home equity loan, this is a fully amortized 2nd mortgage where you will pay principle and interest over a fixed period of time, generally 15 to 20 years. The rate is fixed and can range anywhere from 6.5% to 10% depending on your credit score and the CLTV (combined loan to value, current balance + new balance / appraised value). There are also many options out there for no closing costs on these.

3rd- HELOC, home equity line of credit, this is another type of 2nd mortgage. Good part is you do not have to take all the money upfront like you do in the preceeding options. You can continue to draw against this line. Bad part is this is generally an adjustable rate loan tied to prime. You usually have a draw period of 5 or 10 years where you only pay interest, after that it becomes fully amortized. You also will have annual fees associated with this, so look into that.

The best part of the three options is the interest you pay will be tax deductable (see tax advisor). Choosing between the three should depend on numerous variables such as how soon you want this paid off, how much disposable income you currently have, and the rate and terms of your existing mortgage.

First, there is the HELOC, or Home Equity Line Of Credit. It’s a second mortgage that works like a credit card. The rate is usually a function of the Prime Rate, which right now is 8.25%.

Second is a Home Equity Installment Loan. It’s also a second mortgage, and usually the rate is lower than a HELOC, because you know how much you’re taking out.

Third, and most economical, is to refinance your first and take cash out, assuming you don’t have a prepayment penalty that applies to your loan. The interest rates are going to be much lower than HELOC or HEIL, as much as 2-3% lower. You may end up lowering your mortgage payment, depending on how far into it you are, and what your old rate was.

The best way to go is to get an equity loan as long as you have owned the house for awhile and built up equity in the house. These loans are designed for home improvements.

The first that comes to mind is a home equity loan.
The next is a conventional financing loan thrugh your contractor or his prefered lender.
The third I can think of is a reverse mortgage – IF you are old enough to qualify – and IF your home is already paid for – and IF you don’t need the money for anything else (like retirement or medical reasons). Be very careful when choosing this option.

RC’s wording is pretty good. You need to also realize that if problems arise the contract is only as good as the willingness of the two parties to honor it. If one side or the other doesn’t then it becomes a contest as to who is willing to spend the most money for a lawyer.

You should also remember that your contract should spell out exactly what you are doing and that anything else requires a change order prior to proceeding. The more completely you spell out what you are doing the better you are protected.

Yes of course, I write in the contract “Any unforeseen problems that could not be observed during proposal process that may incur additional costs is to be agreed upon by home owner and contractor prior to any further work to be completed or contract may be voided by contractor.” I have the home owner initial this section.

I put a piece of metal mesh inside an it keeps the edges from chipping off when it dries. It lasts much longer with the mesh inside.

Very bad job on installing the new flooring. When we install flooring, there is no need for shoe molding, be cause the 5/8″ base board is enough to cover the 1/8, to a 1/4 gap around the perimeter.

If your bank has denied you, you could try schedule 2 lenders.
As long as you have equity in the property and affordability is there you should be approved.

If your bank wont do the loan, you’ll be pushing it uphill to get the loan through another bank.

You may have to do it the hard way and save for the improvements. This will also save you a lot of interest.

great job. you can also mix that glue with the concrete patch to increase the bond. galvanized bolts might last a bit longer than the zinc ones you used in the vid. other than that, balls on!
